Sandstone Structure Refurbishment and Modification

The Problem

A 2-½ story 1904 Vintage Sandstone Farmhouse was purchased as part of a cattle ranch. Renovation plans of the 2-wythe, rubble foundation gravity structure included enlarging windows, stabilizing the battered foundation, removing portions of load bearing walls and repointing mortar joints.

The Solution

The small foundation stones were stabilized using a “sister” footing system constructed of dowels and reinforced concrete. Larger window lentils were installed using opposing steel angles installed one wythe at a time and bolted together. The lower half of a bearing wall was removed using the window enlarging technique; installing the header beam first and steel support columns second. Removal of the old lime based pointing mortar and repointing with masonry cement and sand completed the project.
